A hands-on inspection is the best way to determine whether you have mold in your attic, but that can be hard for two reasons: Access to the attic, and identifying mold versus dust or dirt.

Signs of Attic Mold We Seen Most Often
- Visible Growth: The most obvious sign of attic mold is visible growth on surfaces or air ducts. Air ducts that aren’t insulated can be a major source of mold, because the heat differential in the attic causes condensation. Attic mold can appear as black, green, white, or brown patches or streaks, and it can be growing on plywood, unframed walls, insulation, ducting, or drywall. Mold can also have a flat or raised surface—and both can affect your home and personal health.
- Musty Smells: A musty or moldy smell often indicates mold growth. If your home or attic has a persistent “earthy,” damp, or musty odor there’s a high likelihood of mold.
- Water Spots and Stains: Water stains on the ceiling, walls, or floors of your attic indicate a current or semi-persistent moisture problem that will cause mold growth over time—or as fast as 24-48 hours.
- Condensation, Slow Leaks: Excessive condensation on windows, pipes, or other surfaces in the attic can create a humid environment that is conducive to mold growth. Air ducts that aren’t insulated are likely to become moldy, or to cause the surface under them to get moldy (as water drips onto it.)
- Roof Leaks: If you’ve had roof leaks in the past or see signs of water intrusion, there’s a chance that mold has grown.
- Ventilation and Venting Issues: Poor ventilation can lead to stagnant air and moisture buildup, promoting mold growth.
- Age, Deterioration: Mold and moisture damage can deteriorate roof materials or insulation.
- Home and Health Symptoms: Mold in an attic can cause physical symptoms, allergic reactions, respiratory issues, or headaches when you spend time in the attic or in areas directly below it.
